We ensure compliance and organization within the document management system ("loop"). Key tasks include submitting all required documents (escrow sheet, contract, etc.) to the admin, title, and lender, and facilitating the timely delivery of the earnest money deposit. We monitor the file by reviewing the title commitment, preparing necessary addenda, tracking lender updates (appraisal, pre-closing), and securing reports like the termite inspection. We will manage all closing logistics, including coordinating the final walk-through, confirming utility transfers, and scheduling the closing itself. Post-closing, we will handle the final settlement statement send out for taxes and request client reviews on behalf of the agent.
We will provide document compliance (maintaining the "loop" and escrow sheet), updating the MLS to pending, and submitting all necessary paperwork to the title company, lender, and admin. We track the earnest money deposit, review the title commitment, prepare addenda, and monitor lender updates (appraisal/closing status). Logistics management includes confirming the deed signing, securing the termite report, submitting the inspection resolution, and reminding all parties about utility transfers. Finally, the TC confirms closing schedules, manages sign pick-up, reviews the final settlement statement, and handles post-closing tasks like client reviews and providing the tax statement.
We are responsible for listing management until the property goes pending. This involves document compliance (Dotloop), submitting files to admin, and coordinating signage and seller introductions. A major part of the role is accurate MLS data entry (property details, photos, etc.) from the agent's provided information, and then making the listing live when directed. The TC also sets up showing instructions in ShowingTime, handles Open House entries, orders the home warranty if needed, prepares addenda, and actively manages the listing through any necessary updates or changes until it is under contract.
